Job Description

Director of Property Maintenance and Operations

Reports to: COO

Number of Employees Supervised (Direct and Indirect): 15-25

A full-service real estate and property management firm based in Atlanta, GA, is recruiting to fill a leadership position due to an upcoming retirement. The company presently oversees a portfolio of class-A and class-B office, light industrial/flex, and laboratory properties of approximately 2.5 million square feet, with demonstrated recent portfolio growth and entry to new markets. The position entails:

  1. Leadership, coaching, and routine management of 5-10 Chief Maintenance Engineers (located in multiple cities, who each oversee between 1-3 properties) along with a 5-person team overseeing centralized facility management duties.
  2. Development and inspection of planned maintenance tasks and routines for each property's physical plant (mechanical, electrical, plumbing), with the desire to perform in-house as much as possible.
  3. Process management of customer service response, including both 3rd party and in-house reactive maintenance processes to ensure occupant (and owner) satisfaction.
  4. Oversight of vendor management, KPIs, score-carding, and sourcing processes.
  5. Long-term capital and operational budget planning in conjunction with Chief Engineers and Property Service vendor managers.
  6. Ensure performance of routine property inspection and condition assessments for properties.
  7. Recommend and consult with property owners and third party vendors on operational improvements and best practices.
  8. Perform due diligence for property acquisitions and development opportunities, to assess operations and physical condition of building mechanical, electrical, and plumbing systems.
  9. Lead efficiency / sustainability efforts with an eye toward continuous improvement and demonstrating return on investment.
  10. Consult with organizational peers leading accounting, capital project management, leasing, and others to ensure seamless integration across company business units.

The ideal candidate for this role has 15+ years in facility maintenance or property management with at least 5 years' demonstrated leadership of multiple Chief Engineers (or equivalent positions) across a property portfolio. A bachelors degree or higher is preferred -- though experience matters most. Familiarity with complex building mechanical systems (refrigeration, chilled water, boilers, laboratory exhaust, generator/UPS switchgear, etc.) is a must-have.
