Macdonald & Company is pleased to be exclusively retained by one of their top clients to identify and appoint a Managing Director of Industrial Asset Management to oversee their industrial pipeline across the U.S. This role will be based in Austin, Texas.

Company & Opportunity

This well-established yet entrepreneurial firm is rapidly scaling its platform and seeks an experienced asset management professional to work closely with the CIO in developing and executing asset strategies nationwide.

Key Responsibilities:

Develop Strategic Asset Management Plans

  • Establish strategic objectives for each property aligned with the company’s investment strategy.
  • Create tactical plans to support overarching asset management goals.
  • Continuously monitor asset performance and market trends to identify opportunities and mitigate risks.

Execute Investment and Operational Strategies

  • Oversee all aspects of asset operations, including leasing, management, and maintenance, with a focus on industrial and industrial outdoor storage properties.
  • Provide leadership and direction to third-party property management and leasing teams, ensuring alignment with company objectives.
  • Collaborate with internal teams and external stakeholders to implement strategies for portfolio optimization.
  • Drive value creation by identifying and executing on opportunities and addressing operational challenges.
  • Lead leasing activities, including negotiation, financial analysis, and preparation of recommendations to maximize occupancy and rental income.
  • Oversee and coordinate construction and capital improvement projects to enhance asset value.
  • Manage ad valorem tax administration, including appeals and compliance.
  • Maintain overall accountability for the financial performance of each asset in the portfolio.

Financial Reporting and Analysis

  • Prepare monthly, quarterly, and annual reports for investors, including detailed budgets, asset management plans, and financial performance updates.
  • Work closely with appraisers and review property valuations as required by company policies.
  • Conduct and oversee internal valuations to ensure accurate asset performance tracking.
  • Develop materials and present to the Investment Committee to support strategic decisions.

Acquisitions and Dispositions

  • Lead the asset management components of property acquisitions, including due diligence, operational integration, and management strategy implementation.
  • Oversee the disposition process for properties, ensuring seamless execution and alignment with company objectives.

Policy and Process Implementation

  • Establish and enforce property operations policies and procedures to enhance efficiency and compliance.
  • Identify and implement process improvements to streamline asset management functions and maximize profitability.

Other Responsibilities

  • Support special projects and initiatives as assigned by the CIO or executive team.
  • Conduct regular site visits to properties to evaluate performance, identify opportunities, and ensure operational excellence.
  • Monitor performance metrics and market conditions to provide actionable insights to senior leadership.

Minimum Requirements:

  • Proven expertise in asset management, with a focus on industrial assets.
  • Bachelor’s degree in Real Estate, Finance, Business Administration, Accounting, or a related field; advanced degree preferred.
  • Minimum of 12 years of experience in asset management, including hands-on experience with industrial properties.
  • Strong analytical, communication, organizational, and leadership skills.
  • Proficiency in MS Word and Excel; experience with property management and financial analysis software is a plus.
  • Ability to travel as needed for property visits and stakeholder meetings.
